Este artigo apresenta o resultado da pesquisa sobre qualidade e habitabilidade realizado na Comunidade
Tamarindo, localizada em Campos dos Goytacazes – RJ. O trabalho teve como objetivo conhecer e gerar
informações sobre as condições fÃsicas de um assentamento humano localizado na região central de uma
importante cidade da região norte do estado do Rio de Janeiro. Para a consecução dos trabalhos foi feito um
Projeto de Pesquisa que passou pela aprovação da Coordenação de Pós-Graduação e do Comitê de Ética em
Pesquisa do ISECENSA. Posteriormente foram realizadas pesquisas bibliográficas, pesquisa de campo com
aplicação de formulário e levantamento das edificações, tabulação de dados com elaboração de uma tabela,
análise de dados e conclusão. A pesquisa demonstrou que a qualidade e habitabilidade das moradias e áreas
comuns da comunidade Tamarindo necessitam ser melhoradas, principalmente com obras de cobertura,
ventilação, pintura e a solução dos problemas de drenagem pluvial na área comum. No aspecto regularização
fundiária a comunidade pode ser beneficiada com os instrumentos previstos na Constituição Federal e
Estatuto da Cidade, no caso usucapião, visto que a ocupação é bastante antiga. Em relação ao custo das obras
necessárias para a melhoria da qualidade e habitabilidade das moradias, este pode ser diminuÃdo com a
utilização de materiais ecológicos, como tinta da terra e tijolo de solo-cimento, assim como mão-de-obra dos
próprios moradores.
This article presents the results of a research study about quality and habitability which was conducted in the
Tamarindo Community, located in Campos dos Goytacazes – RJ. The main objective of the study is to
understand and generate knowledge about the physical conditions of a human settlement located in the
central region of an important city in the Northern region of the state of Rio de Janeiro. To carry out this
study, a Research Project, which was approved by the Post-Graduation Coordination and the Ethics in
Research Commission of ISECENSA, was developed. Afterward, bibliographical reviews, field studies
including survey forms and building surveys, spreadsheet formulation, data analysis and a conclusion were
done. The research showed that the quality and habitability of the housing and the common areas of the
Tamarindo community need to be improved, mainly, with construction works related to roofing, ventilation,
painting, and storm water drainage in the common areas. With regards to the regularization of the
community, it can be benefited by the instruments provided by the Federal Constitution and the City Statute,
since the settlement is quite old. Regarding the cost of the construction works that are necessary to improve
the quality and habitability of the housing, this can be reduced through the use of environmentally friendly
materials like paint from the earth and soil-cement bricks, as well as using the residents themselves as
manpower.
